Damaged Beam in West Seneca

Alto Home Inspection LLC inspected this home in the 14126 zip code of West Seneca, NY.  It was reported to be a 1800 square foot house, and was built around 1924. We wanted to share one the problems that we found, why it’s a problem and how we would deal with it if it were our home.

  • What did we find?

During this home inspection in West Seneca, a structural beam was found to be deformed at the point where it rested on concrete piers. This was a strong indication that the strength of the beam may have been less that intended.

  • Where was the issue?

  • How is this problem typically repaired?

We referred our client to a qualified structural engineer to review this situation. Compression of wood fibers to the extent that we found can be a sign that the wood strength is less than required, that the beam is undersized or that there are too few concrete piers to support the weight of bearing on the beam. In any case, we’re not an engineering firm so we defer to the experts on the proper solution.

  • How bad of a problem was this?

Like most problems that we find during home inspections in West Seneca, this problem can be corrected. Regardless, it’s best to plan for repairing this situation as soon as possible since it’s an important structural support of the house.

  • How could this problem have been prevented?
This was probably a design issue that should never have occurred. If a structural engineer or architect reviewed the design before it was implemented, then this would probably not have happened.
